Planning and Zoning Commission

On May 19, 2009, the City Council approved Zoning Ordinance Amendment 09-05-19A which established the Planning and Zoning Commission.  The Planning and Zoning Commission consists of 3 members appointed by the City Council.  The members of the Planning and Zoning Commission are Sharon Botello, Jerry Gray, and Norm Long.  The Planning and Zoning Commission will meet the first Tuesday of the month (meeting schedule), only if there are applications or items to be heard and discussed, at 3:00 PM in City Hall. 

The Planning and Zoning Commission is responsible for making recommendations to the City Council on the following items:

  1. Zoning Ordinance text Amendments;
  2. Zoning Ordinance Map Amendments (rezonings);
  3. Subdivision plats (not replats);
  4. Comprehensive Plan Amendments; and
  5. Zoning of newly annexed areas.

There is no additional charge for Planning and Zoning Commission review of applications, and the same public hearing notice requirements for City Council apply to Planning and Zoning Commission applications, so there is now a requirement for two sets of public hearing notices – one for the Planning and Zoning Commission and one for City Council (meeting schedule). 

An applicant will need to obtain a Public Hearing Notice Number from Development Services (830-598-9972) prior to publishing or mailing public notices, or the application will not be placed on the Planning and Zoning Commission or the City Council agenda.

Public hearing notices for P & Z meetings must be in both The Llano News and the Horseshoe Bay Beacon per the schedule below. 

Planning and Zoning Commission public hearing notices for rezonings only must be mailed to property owners within 200 feet of the property in the application per the schedule below.

P & Z meetings.  To better serve you, requests should be received 48 hours prior to the meeting.

Staff will prepare a meeting packet for the Planning and Zoning Commission that includes staff reports on all development applications.  The applicant will be notified of staff comments prior to the Planning and Zoning Commission meeting.  The application will automatically be scheduled on the next City Council meeting agenda, unless pulled by the applicant.

The applicant or representative must attend the Planning and Zoning Commission and City Council meetings.
